i am confused i have tried tons of differents ways and still getting it wrong

You have an extra anchor element closing tag here.

The get rid of the space that some before and after terms and conditions text

you have a typo in the link ,it s not closed properly, remove white spaces from the text
terms and conditions ,text should be close to brackets…
